Guide to Booking Vacation Rental Homes with Points

Vacation rental homes are often one of the best options for family vacation, but can be hard to book with points. This guide covers the best options for booking them using points.

    Vacasa Rentals via Wyndham Rewards

    A new partnership in 2021 between Wyndham Rewards has opened up some great possibilities for using points for vacation homes in the large Vacasa network!

    It costs 15,000 Wyndham points per bedroom per night. This makes homes with lots of bedrooms very expensive but one bedrooms can be a great value. The pricing does not take into account if homes have lofts or basements with extra sleeping areas. Some one-bedroom homes actually sleep up to 8.

    Not all properties are available to book with points, but it seems that if a property is $350 per night for a one bedroom house, it is bookable. Even better — when you book a Vacasa rental with your Wyndham points — you don’t have have any out of pocket costs! Taxes and cleaning fees are all covered by your points.

    How to earn Wyndham Rewards points

    The easiest way to earn a lot of Wyndham Rewards for a family stay is by earning a sign up bonus on a Wyndham credit card (issued by Barclay) or transferring miles from a Capital One Venture, Capital One Venture X, or Citi Premier Card.

    Transfer Capital One Venture Miles to Wyndham

    The Capital One Venture and Venture X card give you the option to transfer your miles to Wyndham at a 1:1 ratio, meaning 1,000 miles = 1,000 Wyndham points. If you transfer 15,000 points to Wyndham to book a rental that costs $300 per night, that’s a great value! If you redeemed those same 15,000 points to erase a travel purchase, you could only erase $150 of a purchase.

    This is how our family plans to use our stash of Venture miles that we have earned from our Venture and Venture X cards.

    Capital One Venture – Earn 75,000 bonus points

    • Can be transferred to a variety of partners like Jet Blue, Wyndham, Avianca, Turkish Airways and more
    • Also worth considering the Venture X which has more benefits and the same offer.

    Citi Premier

    The Citi Premier card also gives you the option to transfer your miles to Wyndham at a 1:1 ratio, meaning 1,000 Thank You points = 1,000 Wyndham points. Citi ThankYou Preferred, Citi Rewards+SM, and Citi Double Cash Cardmembers can transfer 1,000 Citi points for 800 Wyndham points.

    • Thank You Points can be transferred to a variety of partners like Jet Blue, Avianca, Turkish Airways, Choice and more. Points double when transferred to Choice!
    • You can also redeem points through the Citi Travel Portal. 50,000 points = $625 of travel BUT prices seem a bit inflated vs. directly booking with hotels

    Wyndham Cards from Barclay

    In fall 2021, the Wyndham Rewards cards offered up to 90,000 points on their credit cards. though 45,000-60,000 is more typical. Check out current offers here. Keep in mind that Barclay generally will only approve you for a maximum of 1 card per 6 months with them. They also might deny you if you have opened more than 6 cards in the past 24 months from any bank. I was able to get approved from a Wyndham Earner Business card despite having opened 8 cards in the past 24 months, so it is not a hard rule.

    Holding any of these Wyndham cards will also qualify you for 10% off your award stays, so your cost will drop to 13,500 per bedroom.

    If you have a side hustle or anything that qualifies you for a business card, I recommend looking at the business version of the card. It gives you Diamond status, which can be instantly matched to Caesar’s Diamond status. This in turn gives you 4 free nights per year (no points needed) at the Atlantis in the Bahamas. Resort fees of about $60 per night do apply.

    How to Book Vacasa Rentals

    The process to book Vacasa rentals takes a few steps.

    First, start on the Vacasa site to find rental options. If you’re looking for the best value, I’d recommend filtering for 1 bedroom places and then the number of people you are hoping to accommodate. You can start here with my search of all of the United States and 1 bedroom places. Vacasa also has properties available in Mexico and some countries in Central America. Though it is not a published guideline, it seems like Vacasa rentals that cost more than $350 per night (before taxes and fees) will be unavailable to book with Wyndham points.

    Next – pick a few properties that you are interested in booking. Again, sometimes some properties will be unavailable to book with points.

    You’ll need to create a Wyndham account in order to be ready to book. Bookings must be done over the phone at this time.

    Call 866-996-7937 to talk to an agent and confirm the properties you are interested in are available.

    After confirming the availability, you can return to the Capital One or Citi site and transfer points from your account to your Wyndham account.

    Even better – taxes and fees (including cleaning fees) are currently waived when you book with points!

    You have 30 days from when you book to cancel your reservation for no fee.

    Airbnb through Chase Pay Yourself Back

    Through June 2022, Chase has added Airbnb as an option with the “Pay Yourself Back” program.

    All you have to do is book an Airbnb and pay for it with your Chase Sapphire Preferred, Sapphire Reserve, or Ink Preferred card. You will then be able to log in to your account and “Pay Yourself Back” using your points.

    If you have a Sapphire Preferred card, you will be able to Pay Yourself Back for 1.25 cents per point. If you have 50,000 points that gives you $625. You can also choose to use points for part of the cost. If you have a Sapphire Reserve card, those points are worth 1.5 cents per point in the portal so your 50,000 points can get you $750 of travel.

    If you’re going to use 60,000 points or more to book through the portal in a year, it is worth upgrading your card to the Sapphire Reserve for the higher redemption rate even though it has a higher fee. You will also get other perks when you upgrade like airport lounge access! The Sapphire Preferred seems to always have a higher sign up bonus so I recommend getting that card first and upgrading to the Reserve after a year if the Reserve interests you.

    Use hotel points to stay at a hotel’s timeshare property

    Most hotel chains have timeshare programs that allow you use points to book nights at them. We stayed at the Marriott Vacation Club near Disneyland Paris and had a great experience! We had a 3 bedroom villa with a spacious living room and kitchen. The on-site Kids Club provided kids activities and there were even activities for adults like wine tasting with painting.
